The name tenant first came about because we put our tenants first. Our company owns all the homes we rent out to tenants so we can put the tenant/client first and not the property owner. Other property management companies do not own the homes they rent so they have to keep the ownership group happy first then the tenant.
I would like to design to be modern and fun while remaining professional.

If you use fonts that require a license, confirm with the client they're ok with it. For licensing reasons, it is better to provide your client with information on how to acquire the font rather than providing the actual files.
Text in logos should be converted to outlines.
